Middle Lee Farm is an 18th century Devon long-house set in 3 acres of gardens and meadows at the foot of the beautiful Sterridge Valley. We are only a few minutes walk from the centre of the award winning Berrynarbor village with its shop/post office and friendly local pub serving good food. No longer a working farm the original farm outbuildings and the west wing of the farmhouse have been converted to five individual, characterful, cosy self-catering holiday cottages. |

Middle Lee Farm is family run, and its owners, Christine and Phil are always on site to cater for your needs. Our emphasis is on a quiet, peaceful and relaxing holiday in lovely surroundings.
Middle Lee Farm is very close to the North Devon coast at Watermouth Bay, close to Exmoor for wonderful walks and a very short drive to Combe Martin and Ilfracombe with its restaurants, beaches and children’s attractions. |

Middle Lee farm is open all year and is ideal for summer holidays as well as for out of season holidays and short breaks when you can enjoy the wonderful scenery throughout the year.

Accommodation
The cottages are in a courtyard setting (the original farmyard), each with its own sun terrace or patio area taking advantage of the fine views. There is a colourful garden with large lawn with several seating areas for those lazy days and children love our mown front paddock which is available for ball games, picnics and barbeques.

There is ample car parking in our car park, with some parking by the cottages also available.
Well behaved dogs are welcome; there is a small charge, see tariff. |

The Plough and The Harrow (sleep 4 – 6)
One of our barns has been converted into two attractive cottages, each with its own large sun terrace. Each cottage has a large open plan living room facing south with kitchen and dining area. Access to the cottages and the living accommodation is on the first floor, to take full advantage of fine views of the beautiful surrounding countryside.
On the ground floor there are two bedrooms, one double and one twin and a bathroom. The sofa in the living area converts into a double bed if required. The stairs are fitted with child safety gates and the bathrooms are fitted with a bath, plus an electric shower. Both cottages have electric heating and double glazing.



The Barn (sleeps 2 – 3)
One of our outbuildings has been converted to a detached luxurious cottage comprising a large double bedroom and bathroom on the ground floor with a comfortable sitting room on the first floor including a fitted kitchen and dining area with views to the rear meadow and woodland beyond.
Gas central heating and double-glazing are additional benefits. A Z-bed is available for a third person if required. The bathroom is fitted with a bath plus a hand held shower fitment.

The Dairy and The Granary (sleep 4 – 5)
The west wing of the farmhouse was originally the dairy with the granary above it. This wing has been converted to provide two very characterful cottages, both having beamed ceilings.
Both cottages have two bedrooms, one double and one twin, a bathroom and a living room with dining area and a fully fitted modern kitchen. The bathrooms are fitted with a bath and electric shower.
The Dairy is on the ground floor and has only one small entry step and is therefore suitable for those with walking difficulties. There is a patio area directly opposite the front door.
The Granary is approached by 6 steps leading up from the courtyard and has its own private sun terrace with lovely views.
A Z-bed is available for a fifth person if required for both of these cottages. Both cottages have gas central heating and are double glazed. |

The local area
There are many things to do and see on the doorstep come rain or shine. Here are a few ideas: |

Beaches
As well as very local beaches, there are many beaches in the area, - some small and intimate, some offering fantastic surfing and watersports. |

A number of local walks of varying length /difficulty - details of these are provided in the cottages. You can be by the sea and in wonderful countryside within a few minutes. The North Devon coast path (10 minutes walk) has some of the most dramatic scenery in England. |
Local Towns

Ilfracombe (3 miles): Restaurants, shops, beaches, theatre, golf, cinema , swimming pool as well as cliff walks and walks around the harbour. You can catch a ferry to visit Lundy Island from here as well as boats for coastal excursions and fishing trips. |
 |
Combe Martin (1.5 miles): beaches and rock pools, restaurants. This is a small traditional family seaside resort ideal for children and also for more energetic walks around the lovely coast path. |
 |
Barnstaple: 20 minutes by car. This is a lively town with national shops, good pubs and restaurants, cinema and theatre. There is a train station allowing you to travel down to Exeter should you wish to limit your driving. There is a famous pannier market held most days which is very interesting to visit. |
Exmoor

We are very close to Exmoor (10 minute drive.) with wonderful moorland scenery and dramatic coastlines including Heddons Mouth. |

Woolacombe (7 miles): long sandy beaches with surfing and watersports. Wonderful walks from Mortehoe to Morte point and along the North Devon coast path. |
 |
Croyde Bay (8 miles): Long sandy beach ideal for surfing and watersports. Why not walk to Baggy Point, which gives spectacular views of the coast. |
 |
Westward Ho! Long sandy beach with excellent watersports. |

A 10% reduction is offered when two people stay in our 2 bedroom cottages out of high season.
Short breaks: available outside school holidays at the following percentage of weekly rates:
3 nights : 70 %
4 nights : 75 %
5 nights : 80%
A small charge is made for well behaved dogs. The only other additional charges are for occupancy above 4 people in the 2 bedroom properties and for a third person in The Barn. See brochure or call us for details.

Terms and conditions
For full terms and conditions, see brochure or contact us.
To confirm a booking, we ask for a deposit for 25% of the holiday price. The balance is due 6 weeks prior to commencement of your holiday, unless agreed otherwise. We recommend that holiday insurance is taken out to cover the eventuality that you are unable to take your holiday.
Well behaved dogs are welcome (small charge, see Tariff). They should be kept off the furniture, kept on a lead within the courtyard and not left unattended in the cottages. Owners are responsible for any damage their pets may cause and must clean up after them if necessary.
To maintain our high standards of presentation, cottages need to vacated by 10am and are available at 3.30 pm, except by prior arrangement.

How to get here:
From the M5, leave at J27 and follow the A361 towards Tiverton and Barnstaple. At South Molton, turn right onto the A399 towards Combe Martin.
Continue on the A399 to Combe Martin. Drive through Combe Martin passing the beach on the right and follow the road towards Ilfracombe. About a mile after the beach, take the second turning left signposted to Berrynarbor, opposite the Sawmill Public House. Follow this road and turn right just after the 30mph sign signposted to the Sterridge Valley. Follow this road round to the left ( do not go up Haggington Hill) and Middle Lee Farm is the white building on the right after about 300 metres.
Take the second drive, just after the sign saying Middle Lee Farm. Follow this drive around to the right which leads to ample parking.
